DURING- Front view of house and garage. The 2x12 load bearing beam above the 16' wide garage door was replaced with 16" LVL's to handle the additional weight load of the room addition.
DURING- The garage roof trusses have been removed and replaced with floor joists and the new room addition shell is almost complete
AFTER- Front view of the new completed room addition. The front 2 windows are located in the new master bathroom above the new Drop-in tub.

DURING- The roof trusses have been removed and replaced with new floor joists. A triple 16 inch LVL load bearing beam has been installed to handle the weight of the new room addition floor. (double 2x10 joists 16" OC)
DURING- The floor above has been insulated with R30 fiberglass insulation and new 5/8 inch sheet rock has been installed and finished.
AFTER- work to the garage is been completed. The garage door has been reinstalled.

DURING- View of the new room addition interior. The window to the right will become a doorway that joins the existing bedroom with the new room addition.
DURING- The interior framing of the addition progresses as the window is replaced with a new doorway and several closets are constructed and framed.
DURING- With all Sheetrock work complete, the new hardwood floor is installed. The 4 doors from left to right are: bathroom, closet, adjoining bedroom, walk-in closet.
DURING- with all but the final painting complete, Masonite was laid down to protect the new hardwood floor.

DURING- The Mitsubishi split unit that hangs on the wall provides heating and air-conditioning for the new addition.
AFTER- this angle provides a clear view into the new bathroom. Reading lights were installed on each side of the new bed
DURING- The opposite end of the bedroom shows the wall with two windows. This entire wall will become a custom built-in complete with fireplace, bench seat nooks, and storage drawers.
AFTER- The custom built-in is complete. It consists of five storage drawers that run the width of the room, topped by two bench seats. In the center is a fireplace and television with 2 small bookcases.

AFTER- Another view of the completed built-in. This view shows all five drawers open. These are custom built dovetailed drawers with full extension soft close drawer slides. Each drawer measures about 30" W x 24"D x 15"H

DURING- all rough-in electric & plumbing, framing and sheet rock work is complete. The shower has been finished with concrete tile backer board. The granite tub deck has been installed. New tile is being installed on the floor.
DURING- The bathroom is pretty much complete, all that remains is for the final coat of paint and the custom shower doors to be installed.
AFTER- The bathroom is complete. The custom shower doors are 1/2" frameless glass. The 6 foot drop in tub is a bubble massage tub by Kohler. The double window has been fitted with new custom blinds.

AFTER- close-up view of the completed tub deck shows that in addition to the tub spigot there is a handheld sprayer which can be used to clean the tub and to bathe.
AFTER- The front of the tub deck is finished with custom operable doors that match the vanity. These doors can be opened to access the plumbing and the Bubble massage motor.

DURING- View of the shower and tub deck after all work has been completed. All that remains is for the final coat of paint and the shower doors to be installed. Note that there is a handheld next to the shower seat with its own control.
AFTER- everything is complete. The recessed shelf and the sill of the half wall behind the bench seat provide perfect storage space for shampoos. The shower comes complete with a rainfall shower head, a wall mount showerhead, and a hand held.
AFTER- Close up view of the shower. The fixed glass panel has a towel bar. The diverter allows the user to use any or all of the showerheads independently or together.

DURING- View of the vanity wall as the floor tile is laid. The floor tile is installed first so that it will run underneath of the new vanity cabinets.
DURING- View of the new vanity cabinetry. Everything has been completed except for the final coat of paint. The tower cabinets on each side are recessed into the wall.… They are 10 inches deep but only protrude from the wall 4 inches.

AFTER- another view of the completed vanity cabinet wall. The center top drawer above the towel shelves has an outlet hidden behind it. This allows a hair dryer to stay plugged in… When you remove it from the drawer it is ready to use.
AFTER- another view of the completed vanity cabinet wall. This is a close-up view of the vanity Toe-kick which shows an electric toe kick heater. This provides additional heat for the bathroom and is controlled by a wall thermostat.
AFTER- this close-up view of the vanity cabinet tower shows that it is recessed into the wall. Although it protrudes from the wall only 4 inches the cabinet itself is 10 inches deep providing ample storage.
BEFORE- View of the existing master bedroom. The window to the left will become the doorway that leads into the new room addition. This bedroom will become a sitting room and den for the new master bedroom addition.
DURING- The wall that separates the bedroom from the new addition has been completely reframed. To the left the window has been replaced with a doorway and to the right a closet has been framed with an area for recessed bookshelves.
DURING- All framing and sheet rock work has been completed. All that remains is for the trim, closet doors, and custom bookshelves to be installed.
DURING- everything has been completed with the exception of a final coat of paint
AFTER- The new recessed bookshelves to the far right provides storage for the new desk/office area.
AFTER- Custom shelving was installed inside the closet to provide additional storage for both clothes and office supplies
