GARAGE- DEVONO

BEFORE view of house and yard
AFTER view shows the completed garage at the end of the driveway.
AFTER view shows how the architecture of the new garage exactly matches the house.
BEFORE view at end of driveway. Note that the house has an existing 2 car garage.
AFTER view again shows how the new garage blends with the house in every respect from the stone work to the decorative louver vent.
BEFORE view- the foundation and slab are complete and construction is about to start.
DURING view- the shell is complete.
AFTER- all that remains is for the asphalt driveway to be slightly widened
DURING view- a trench has been excavated and the footing is about to be poured.
DURING- the shell is nearing completion as the last sheets of plywood are installed on the roof.
AFTER view of the left rear shows the side entrance door, both windows, and the thru-the-wall heat pump
AFTER view of the right rear. notice the roof has a 12 inch overhang on all sides to match the house.
DURING view of the left front of garage after excavation has begun.
DURING view of the completed shell with the front roof eyebrow complete as well.
AFTER view- The stone, siding, louver, sconce lights, roof shingles, etc. are all identical matches to the main house.
AFTER view shows how large the 20 foot wide x 8 foot tall garage door is.
AFTER view with the garage door open. Everything used to build this garage including the siding, the sconce lights, the louvered vent, the garage door etc. exactly match the house.
DURING view of the right front- the shell is complete and the roof shingles have been delivered.
AFTER view- the garage is ready to be used. All that remains is for the asphalt driveway to be connected to the slab.
BEFORE view of the right rear corner of garage..
DURING- The concrete slab and foundation are complete as construction on the walls begins.
DURING- all framing is complete, all roof trusses have been set, and the roof deck is on.
DURING- same interior view after all insulation has been installed. Although this is a detached garage and therefore insulation is not required, the customer wanted this garage fully insulated, and fitted with a through-the-wall heat pump.
AFTER- same interior view after all work has been completed. All walls and ceiling were finished with half inch sheet rock, and all that remains is to primer and paint. (The customer decided to paint himself)
AFTER- same interior view with the garage door open. This massive 20' x 8' garage door makes it very easy to move in and out of this garage driving even the largest of trucks.
DURING- another interior view from a different angle as construction on the walls begins.
DURING- same interior view after insulation was installed. We installed R19 insulation for all walls and R30 insulation for the ceiling. Styrofoam baffles were installed where the insulation meets the roof overhang to provide proper ventilation.
AFTER- same view after all work has been completed. Note the ceiling has 7–8 foot long florescence ceiling light fixtures. This provides even lighting throughout the entire garage. To the left of the side entrance door is a sub-panel circuit box.
AFTER- this after view of the garage interior gives a good view of the rear window and the through-the-wall heat pump which sits below it.
AFTER- close-up view of the through the wall heat pump. This heat pump is very powerful and easily handles this 24' x 28' garage... Winter or summer this garage will be comfortable to work in.
DURING- View of the 12 foot aluminum drop staircase open. This provides easy access to the attic above which will be used for storage.
AFTER- Picture of the attic interior. The floorspace measures 12 foot wide by 24 foot deep. There are two lights, one at each end of the attic, controlled by single light switch in the garage below nears the drop staircase.
AFTER- another view of the opposite end of the attic. You can clearly see the rectangular opening in the floor for the drop staircase. The ceiling height is almost 6 feet, making it easy to move around.
DRAWING- this floor plan drawing shows where the garage sits in relation to the existing driveway and house
FLOORPLAN- this floor plan drawing shows the dimensions of the garage footprint and the location of each window, door, and the 20 foot wide garage door.
ELEVATION DRAWING- this front elevation view drawing gave the customer the opportunity to see exactly what the garage would look like before it was built.! This way there are no surprises :-)
SIDE ELEVATION- this side elevation view of the left of the garage shows where the window and door sit and the dimensions of the walls, roof, window, etc.
REAR ELEVATION- I always do elevation view drawings for all of my projects. This way the customer gets a good idea of what the finished product will look like.
DRAWING- this floor plan drawing shows the floorspace of the attic, the layout of the roof trusses, and the location of the drop staircase. Although this drawing shows the floor space is 10 foot wide, we were actually able to build it 12 foot wide.
FRAMING CUT VIEW- this cut view drawing shows how the garage will be constructed and all the materials that will be used are listed. This type of drawing is required in order to secure a building permit.
