GARAGE- JORDAN

BEFORE- The existing asphalt driveway terminates with a small parking pad.
DURING- The foundation, slab, and all concrete block work is complete. The garage shell is complete and the roof deck is on and ready for shingles.
DURING- GAF Timberline Ultra Architectural shingles are installed to match the main house roof. A ridge vent was installed along the peak of the roof with a small gap in the middle to allow for the installation of a Cupolla
AFTER- The garage is complete. Four lantern style sconce porch lights adorn the brick face of the garage . Two 9'x7 1/2' garage doors with a 5' wide double door provide access to the garage. The 5' double door will be used for the mower etc.

BEFORE- This before picture gives a glimpse of the house that the garage will match. It's a brick rancher and the garage is being built to blend in with it seamlessly.
DURING- The garage foundation and slab are complete. Framing is beginning as the sill plate is installed.
DURING- Framing of the walls is complete, the roof trusses are set, and the roof deck and roof overhangs are on.
DURING- The roof  is watertight with all shingle work finished. The brick work is underway as the first courses are set along the bottom of the wall.
AFTER- garage is complete. The brick and the mortar are an almost identical match to that of the house. The brickmason spent over a month searching for just the right brick and just the right color mortar.

DURING- wall framing is complete, roof trusses set, and front half of the roof has plywood .
DURING- Day 3 of brick work
AFTER- the side "Box Bay" casement window was built to match the one on the house, with a real copper roof. The small blue stone and brick porch landing matches the front porch as well.

DURING- trench has been dug for the footings.
DURING- footings and concrete block work is complete, the slab has been poured, and the sill plate is on – framing begins.

DURING- roof shingles are on and day two of brickwork is complete.
DURING- scaffolding is erected to work on the higher courses of brick
AFTER- That is one beautiful piece of work!
DURING- trenches for the footings have been dug and inspected
DURING- framing is almost complete
AFTER- The copper roof on the box bay window really gives a nice accent to the side of this garage.
DURING- View of the side of the garage straight on – foundation and slab work is complete
DURING- Framing is almost complete – the windows and door will going next.
AFTER- The roof has a 7/12 pitch putting the peak of the roof approximately 18 feet above the ground.
DURING- standing inside of what will be the corner of the garage looking at the trenches that have been dug for the footings
DURING- All foundation, block work, and concrete slab work is complete. The concrete slab is as smooth as a babies butt!

DURING- all framing is complete, and the entire garage has been insulated. The ceiling has been insulated with R 49 insulation and the walls with R 19 insulation
DURING- all sheet rock has been the hung. 12 foot long sheets were installed to minimize the number of seams
AFTER- interior view after completion. The interior was finished no different then a family room with baseboard molding, window and door casing, contrasting colors for walls and ceiling etc.
AFTER- A heavy duty aluminum drop staircase provides access to the loft above.
AFTER- The attic loft measures 30' x 12'. The walls were lined with 4 foot high plywood to provide a backstop for storage.
AFTER- another view of the loft from the opposite end. The lights in the loft are controlled by a wall switch down in the garage by the drop staircase
AFTER- stainless steel grab bars were installed on each side of the drop staircase opening to provide handholds for entering and exiting the attic.

DURING- framing on the walls is almost complete – the header beams above the garage doors still need to be installed.
DURING- Roof trusses are set and the roof deck is being installed
DURING- all framing is complete and all installation is complete. Time to hang sheet rock! Note above the garage doors are 14 inch LVL engineered microlam beams
DURING- all sheet rock has been hung, now it's time to tape, finish, and sand before everything gets painted.
AFTER- Nice view of the completed garage interior. Note there are 12 recessed lights in the front of the garage and 4 fluorescent lights in the back of the garage… Which will be a work area

AFTER- another view of the completed garage interior. To the right of the side entrance door is a circuit panel. This is a subpanel – 100 amp – which has all the circuits that control the garage lighting, outlets, alarm system, etc.
