AFTER- The new paver sidewalk attaches to the deck with a gradual slope eliminating the need for a staircase.

AFTER- as you step from the sidewalk onto the deck the first thing you see are the benches. These were constructed using the same composite floorboards so that they match the deck.

AFTER- Where the deck floor meets the hot tub we have installed two removable panels which allow complete access for hot tub repairs.
DURING- Interior View of the addition. The sidewalls are up and the roof trusses are being set
DURING- The room addition shell is watertight. Rough in electric and insulation work is complete. The walls are insulated with R21, ceiling is R49, floor is R30 fiberglass insulation
DURING- 12 foot long sheets of drywall are installed on the walls and ceiling.
DURING- The floor has been beefed up with two layers of 3/4" plywood and a third layer of 1/2" concrete board. A heating mat is installed which will keep the tile floor warm and toasty.
DURING- self leveling concrete is installed over the heating mat.
DURING- The tile floor is complete, and all sheet rock is sanded and ready for paint
AFTER- The room addition is complete. Hanging from the wall above the sliding glass door is a Mitsubishi ductless split unit that provides heat and air conditioning for the addition.

DURING- this is sort of a before view of the addition interior as the framing is underway
DURING- both the window and door of the house will be removed or replaced. The window is directly above the kitchen sink and it will be replaced with shutters. Tthe sliding glass door will be replaced with an interior glass door.
DURING- now that the addition shell is watertight the exterior siding has been removed from the wall of the house and the sliding glass door has been replaced with a plastic sheet to contain the dust.
DURING- The heating mat is installed over the top layer of concrete board on the subfloor.
DURING- The tile floor is complete, the new interior door with transom has been installed, and the window has been removed and the opening trimmed out – all that remains is a coat of paint
DURING- interior work is almost complete. All that remains is the installation of custom cabinetry that will go against the partition wall and some electric trim-out.
AFTER- all work is complete. The new custom cabinets are centered around what used to be the kitchen window.
AFTER- New custom made window shades were installed for all the windows and the 12 foot wide sliding door.

AFTER- The window above the kitchen sink was removed. The opening was trimmed out with wood jamb and casing to accent the New custom made louvered wood shutters.
AFTER- The wood shutters provide some privacy when closed. The sill of the window opening was finished with granite to match the countertop.
BEFORE- The 7 foot wide basement stairwell was built entirely out of 6 x 6 landscaping ties... Not only the retaining walls,  but the steps as well. The drain at the bottom of the stairwell often clogs and has caused two basement floods.
DURING- all of the existing landscaping ties have been removed and the perimeter of the stairwell area has been excavated so that a concrete footing can be installed for the new concrete block walls.
DURING- The new concrete block walls are covered with a stucco finish.
DURING- Wood forms are installed for the steps over a 4" gravel base. The top course of solid concrete block will be installed after the steps are poured. At that same time the block walls will be filled with concrete and reinforced with steel rebar.
AFTER- The new concrete stairwell is complete. New custom made cast iron railings sit atop each of the two block walls with a stair rail  on each side.
DURING- A trench drain was installed to eliminate the clogging problem. It drains directly into a sump pit, and is also tied into the basement drain tile system in case this stairwell sump pump ever fails.
AFTER- now that the concrete work is finished you can clearly see the trench drain and the cover for the sump pump pit.
